How To Use This Dashboard

  • App opens with default filters set to Single Family and $1.1M-$1.4M so you can start with a focused buy-box view.
  • Start with price/date filters to define your buy box, then click chart rows or table rows to drill down.
  • Every interactive metric and chart item applies a cross-filter across all tabs.
  • Use the chips row to remove individual cross-filters, or click Clear Cross-Filters.
  • Projection estimates likely close for pending/open rows. Bids gives suggested offer targets for Active listings only.
  • To inspect projections only, enable Pending Projection and set Map/Records View = Projected Only.
  • Public Proxy mode has county-close data and parcel details; MLS Enriched mode adds listing, pending, DOM, bid-up behavior, and richer MLS attributes when available from the imported neighborhood-scoped exports.
  • Original List is the first go-live asking price. List@Pending is the ask when the home went under contract. Bid-up metrics use List@Pending.
  • Hot Market is tagged where market DOM is ≤ 10 days (CDOM preferred, then DOM, then MLS list-to-pending), and Ultra Hot is ≤ 5 days.
